Brandon and Valrico: FHA, VA, and the MacDill Commute

Buying east of Tampa without losing sight of the commute

Before choosing a Brandon driveway, drive the route to your actual duty location. A MacDill household using the Selmon Expressway has a different daily expense pattern from someone working near Brandon Regional Hospital or remotely in Valrico. Tolls and fuel are household-budget items even when they are absent from the lender's qualifying payment.

Compare two neighborhood ledgers

Older Brandon and Valrico subdivisions may have neither a CDD nor a mandatory HOA, but neither feature should be inferred from a home's age. Check recorded restrictions, district boundaries, and the current tax bill. A newer neighborhood can add HOA dues, district assessments, or both while offering a newer roof and fewer immediate repairs.

Request insurance estimates for each finalist. Savings from avoiding association charges can disappear when an older roof needs replacement or produces a higher premium. Look up the parcel through hcpafl.org and estimate taxes after the sale rather than adopting the seller's homestead bill.

Work a concrete FHA example

On a $350,000 purchase, FHA's 3.5% minimum down payment is $12,250 for a qualifying borrower, leaving a $337,750 base mortgage. Financing a 1.75% upfront mortgage insurance premium adds approximately $5,911, producing roughly $343,661 before rounding adjustments. Monthly mortgage insurance, property taxes, homeowners coverage, and any assessments still belong in the payment. Closing costs and prepaid escrow funding are additional cash needs unless covered through permitted credits or assistance.

Put military eligibility beside the numbers

A qualifying VA borrower may purchase without a down payment and without monthly mortgage insurance. A funding fee may apply unless exempt; financing it increases the balance. Obtain a Certificate of Eligibility through va.gov and compare actual Loan Estimates rather than assuming VA always has the lowest upfront cost.

Use the payment calculator with current rate scenarios, then add commuting costs outside the mortgage total. The county hub supplies regional context; the South Tampa VA guide offers a closer-to-base alternative.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
