Florida Closing Costs and Promulgated Title Insurance Rates
Updated October 2026
Calculate Florida title premiums before comparing closing quotes
Florida title insurance premiums follow a promulgated rate schedule rather than unrestricted insurer pricing. However, the title premium is only one component of a settlement quote. Closing services, searches, endorsements, recording charges, taxes, and escrow deposits can create meaningful differences between otherwise similar transactions.
Apply the premium brackets correctly
For an original owner's policy, the basic schedule charges $5.75 per $1,000 of coverage through $100,000 and $5.00 per $1,000 for the portion above $100,000 through $1 million. Higher coverage amounts use additional brackets. The applicable rule also addresses minimum premiums and fractional thousands.
A $400,000 policy therefore has a basic premium of $575 for the first $100,000 plus $1,500 for the next $300,000: $2,075 before applicable adjustments and additional charges. Consult the Florida Office of Insurance Regulation for title-insurance rate information.
| Item | What to verify |
|---|---|
| Owner's policy | Coverage amount and basic premium |
| Lender's policy | Simultaneous-issue eligibility |
| Reissue treatment | Prior policy and transaction eligibility |
| Settlement services | Separate fees outside the premium |
Ask about simultaneous issue and reissue savings
When an owner's policy and lender's policy issue together for the same transaction, simultaneous-issue treatment can reduce the additional lender-policy premium. Coverage exceeding the owner's policy amount and endorsements can add charges, so a low quoted base charge is not the entire lender-policy cost.
Reissue rates may apply when the transaction meets Florida's conditions and evidence of qualifying prior coverage is supplied. A prior policy is more useful than merely knowing a previous closing occurred. Have the title agent explain eligible coverage, applicable timing requirements, and the resulting premium calculation; do not assume every resale receives the same discount.
County customs do not replace the contract
In Miami-Dade and Broward, buyers commonly select and pay for owner's title coverage. In Palm Beach and many other Florida counties, sellers commonly do so. These are negotiating customs, not an automatic allocation for every closing. The signed contract controls the parties' agreed responsibility.
Separate title premiums from documentary stamp and nonrecurring intangible taxes using Florida Department of Revenue resources. Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
