Florida FHA vs. Conventional Loans in 2026: Down Payments and Insurance
Updated October 2026
Compare the insurance path, not just the down payment
For a Florida buyer with limited savings, FHA and low-down-payment conventional loans can both make ownership possible. The stronger choice depends on credit pricing, household income, time in the home, and how mortgage insurance ends. Comparing only the advertised interest rate misses several costs.
Understand the starting requirements
FHA permits a 3.5% down payment with a credit score of 580 or higher under its program rules. Scores from 500 through 579 require at least 10% down, and lenders may impose stricter standards. HomeReady and Home Possible offer eligible borrowers conventional financing with as little as 3% down, subject to income limits and other program requirements.
| Feature | FHA | HomeReady / Home Possible |
|---|---|---|
| Minimum down payment | 3.5% at 580+ under FHA rules | 3% for eligible borrowers |
| Upfront mortgage insurance | Generally 1.75% of base loan | No FHA-style upfront premium |
| Ongoing insurance | Common 30-year, low-down-payment tier: 0.55% annually | PMI varies with credit and loan characteristics |
| Insurance exit | Usually full term with less than 10% down | PMI can be cancelled when applicable conditions are met |
The 0.55% FHA annual premium is not universal. Loan term, amount, and loan-to-value ratio determine the applicable schedule. With at least 10% down, FHA annual insurance generally runs for 11 years rather than the full mortgage term. Check HUD’s FHA resources for program details.
Put both offers on the same timeline
On a $300,000 purchase, 3.5% down is $10,500 and 3% down is $9,000. That $1,500 difference is only the beginning. Financing FHA’s upfront premium increases the balance; conventional PMI may be relatively inexpensive for strong credit or substantially higher for weaker credit.
Conventional borrower-paid PMI generally allows borrower-requested cancellation at 80% of original value, subject to payment history and other conditions, with scheduled automatic termination generally at 78% when current. Appreciation-based removal follows separate servicing requirements.
Request both quotes on the same day using today’s rates as a reference. Compare total payments in the monthly payment calculator, including Florida insurance and post-purchase taxes. Review Florida Housing assistance compatibility before committing. If refinancing is your proposed FHA insurance exit, test closing costs and future-rate assumptions in the refinance savings calculator rather than assuming refinancing will be inexpensive.
Editorial Methodology & Primary Sources
Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.
Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
