Florida VA Loans: Military Bases, Entitlement, and Veteran Property Taxes
Updated October 2026
Match your Florida duty station to a workable VA purchase
Florida’s military housing markets differ sharply. A buyer near NAS Jacksonville may prioritize an established neighborhood, while a household arriving at Eglin faces a different mix of coastal insurance, commuting routes, and seasonal inventory. VA financing can support either purchase, but entitlement, occupancy timing, and recurring property costs must fit together.
| Installation area | Housing-budget question |
|---|---|
| NAS Jacksonville and Mayport | Which commute works across Jacksonville’s bridges? |
| MacDill AFB | How do flood exposure and Tampa-area taxes affect payment? |
| Eglin and Hurlburt | What does coastal insurance add to the purchase budget? |
| NAS Pensacola | Is the property’s condition compatible with VA appraisal requirements? |
| Patrick SFB | Are barrier-island insurance and condominium costs affordable? |
| Homestead ARB | How do wind coverage and South Florida prices affect cash needed? |
Full entitlement changes the down-payment calculation
Borrowers with full entitlement do not have a VA-imposed county loan limit for a purchase with no down payment. That is not unlimited borrowing power: the lender still evaluates repayment capacity, credit, residual income, and appraised value. With partial entitlement, county limits and previously used entitlement can affect the guaranty and required down payment.
Retrieve your Certificate of Eligibility and review existing VA loans before shopping. A relocation does not automatically restore entitlement on a home you retain. The VA housing assistance portal explains eligibility, restoration, funding fees, and disability-related funding-fee exemptions. A funding-fee exemption is separate from Florida property-tax relief.
Price the home after exemptions, not before verification
Florida offers several veteran property-tax benefits, including a $5,000 exemption for qualifying veterans with service-connected disabilities of at least 10%, and a homestead exemption for qualifying veterans with total and permanent service-connected disabilities. Other benefits have distinct age, disability, residency, or surviving-spouse conditions. Review the Florida Department of Revenue requirements and apply through the county property appraiser.
Do not carry the seller’s tax bill into your budget unchanged. A sale can reset assessed value, and your own approved exemptions determine the resulting bill.
Compare today’s rates using the same points and funding-fee assumptions. Then use the monthly payment calculator with realistic insurance, taxes, and association dues. Keep moving expenses and emergency cash outside the funds earmarked for closing.

Editorial Methodology & Primary Sources
Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.
Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.
- Consumer Financial Protection Bureau (CFPB) — Loan Estimates, APR and borrower disclosures; Regulation Z.
- U.S. Department of Housing and Urban Development (HUD / FHA) — FHA program guidance.
- U.S. Department of Veterans Affairs (VA) — VA loan eligibility and benefits.
- Freddie Mac Primary Mortgage Market Survey (PMMS) — published rate benchmarks.
- U.S. Census state tax collections — state property tax benchmarks; confirm parcel-specific assessments and exemptions with the state revenue department and local assessor.
The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
