Hialeah Multigenerational Purchases: Shared Income and Two-Unit Loans
Updated October 2026
Three working adults sharing a Hialeah home do not automatically create three qualifying incomes. Mortgage underwriting starts with who will sign the loan, who will occupy the property and which earnings can be documented. A family purchasing together should settle those questions before adding an accessory apartment's projected rent to the budget.
Put the borrowers on paper first
List each proposed borrower's employment, recurring debts, credit history and available funds. Qualifying co-borrower income can be combined, but their obligations enter the calculation too. A relative with substantial income and substantial debt may contribute less borrowing capacity than expected. Non-occupant co-borrowers have product-specific restrictions; their participation should be evaluated separately from that of relatives moving into the home.
Distinguish an accessory space from a duplex
A second kitchen or separate entrance does not establish a legal second dwelling. Review permits, zoning, appraisal classification and the parcel record through the Miami-Dade Property Appraiser. Verify permitted use with the relevant municipality. A one-unit house with an accessory dwelling and a legal two-unit property follow different underwriting paths.
FHA can finance an owner-occupied legal duplex, with eligible rental income evaluated under its documentation and vacancy rules. The borrower must occupy a unit, and the two-unit county loan limit applies. FHA's three- and four-unit self-sufficiency test should not be mistakenly imposed as a duplex requirement.
Compare the automated underwriting result
Desktop Underwriter, or DU, is Fannie Mae's system; Freddie Mac Home Possible uses Freddie Mac's underwriting framework rather than being a DU product. Home Possible can support eligible two-unit purchases, but its advertised three-percent-down option should not be assumed to apply to a duplex. Check unit-specific loan-to-value limits, required reserves, income limits and education requirements.
Consult Florida Housing for assistance options and Florida Revenue for deed taxes, where multifamily treatment matters. Compare rates and run the payment calculator without counting undocumented rent. The Doral guide explains another ownership distinction, while the Miami-Dade hub covers countywide purchase costs.

Editorial Methodology & Primary Sources

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.
- Consumer Financial Protection Bureau (CFPB) — Loan Estimates, APR and borrower disclosures; Regulation Z.
- U.S. Department of Housing and Urban Development (HUD / FHA) — FHA program guidance.
- U.S. Department of Veterans Affairs (VA) — VA loan eligibility and benefits.
- Freddie Mac Primary Mortgage Market Survey (PMMS) — published rate benchmarks.
- U.S. Census state tax collections — state property tax benchmarks; confirm parcel-specific assessments and exemptions with the state revenue department and local assessor.
The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
