Updated October 2026

A Brickell apartment and a detached Miami house can carry the same asking price yet require very different closing budgets. Association finances, deed taxes and wind coverage explain much of the difference. Start with the property type, then build the mortgage comparison around the actual address.

Separate the two deed-tax components

Miami-Dade documentary stamp tax on deeds is $0.60 per $100 of consideration, including fractional increments. An additional $0.45 surtax generally applies unless the transfer qualifies for the single-family dwelling exemption. Do not automatically label every condominium commercial: a residential condominium unit can qualify as a single-family dwelling. Commercial property, vacant land and multifamily transfers require a different analysis. Ask the closing agent to identify the exemption and taxable consideration rather than applying $1.05 indiscriminately. The Florida Department of Revenue documentary stamp guide explains the distinction.

Underwrite the building before choosing a rate

For Brickell and Edgewater towers, request the structural integrity reserve study, adopted budget, milestone inspection records, insurance and special-assessment schedule. A completed SIRS is not proof that required reserves are funded. Lenders also examine unresolved structural work, litigation and master-policy deductibles. The Aventura high-rise guide follows that review in greater detail.

Make ownership costs address-specific

Miami-Dade sits within the High-Velocity Hurricane Zone. Impact glass may help secure wind-mitigation credits, but opening protection must be documented, and exposed doors or garage openings can affect eligibility. Obtain a wind-mitigation inspection and insurance quote before treating a credit as savings.

Use the Miami-Dade Property Appraiser to check assessed value, exemptions and the property's history. A seller's homestead benefit does not simply transfer to the buyer. Review assistance through Florida Housing, then compare today's rates using realistic taxes and coverage in the monthly payment calculator. For contrasting ownership structures, explore Coral Gables historic homes and Doral townhomes.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
