Riverview and Apollo Beach: CDD Assessments in Your Payment
Updated October 2026
Read the assessment before accepting the builder's payment
“CDD bond paid off” sounds like the end of a neighborhood charge. In Riverview and Apollo Beach, it can mean only that one debt component has disappeared. The district may still collect money to operate drainage systems, maintain common infrastructure, and fund other authorized services.
Separate three different obligations
Debt service: repayment of infrastructure financing allocated to the property.
Operations and maintenance: recurring district expenses that can change with adopted budgets.
HOA dues: association charges, typically billed separately from the district.
Florida Chapter 190 establishes the CDD framework. For a particular home, the useful documents are the district's assessment schedule, adopted budget, and written parcel-specific payoff information. A bond prepayment may remove eligible future debt assessments, but it does not automatically terminate operations charges or unrelated assessments. Ask when any payoff becomes reflected on the tax roll.
Translate the tax bill into escrow
Suppose estimated annual ad valorem taxes are $5,400, district debt service is $1,600, and district operations cost $900. Together they require $7,900 annually, or approximately $658.33 monthly, if all are collected through the tax bill and escrowed. Add $2,400 of annual homeowners insurance and the tax-and-insurance allocation becomes $858.33 monthly. Principal, interest, mortgage insurance, and separately billed HOA dues remain additional.
If the debt assessment is fully removed, this example falls by approximately $133.33 per month, not the entire district charge. Escrow reserves and collection timing can also affect closing deposits. Never add the CDD again if your tax estimate already includes it.
Check the completed-home value
A new-construction tax bill may reflect vacant land or partial improvements. Use Hillsborough property records to investigate assessment status and estimate the finished home's tax burden. Apollo Beach buyers should also price flood coverage and wind exposure separately from district costs.

Editorial Methodology & Primary Sources
Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.
Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
