Wesley Chapel Move-Up Financing and Homestead Portability
Updated October 2026
A larger home needs a transition plan
Your existing house may hold two valuable assets: equity and a Save Our Homes assessment difference. Moving to Wesley Chapel requires treating them separately. Equity can fund the next down payment; qualifying portability can reduce the next homestead's assessed value. Neither automatically transfers just because both closings happen in Florida.
Put portability on the calendar
Florida's Save Our Homes portability generally allows eligible owners to transfer up to $500,000 of assessment difference to a new Florida homestead, including across county lines. The prior homestead must fall within the applicable three-year lookback. Moving from Hillsborough to Pasco does not itself disqualify the transfer.
Upsizing and downsizing use different calculations: a smaller replacement home can receive a proportional benefit rather than the entire prior difference. Review your old assessment with Hillsborough's property appraiser, then coordinate the new homestead and portability applications with pascopa.com. March 1 is the usual filing deadline. Model the payment both before and after an approved transfer so the purchase remains workable if escrow initially uses a higher estimate.
Unbundle the builder offer
Epperson's lagoon amenities and the Wiregrass area's master-planned neighborhoods invite comparisons based on lifestyle. Financing needs a different comparison sheet: base price, lot premium, upgrades, HOA charges, CDD assessments, and any separately charged amenity access. Do not assume every community packages these costs identically.
Ask whether a builder incentive reduces permanent loan costs or temporarily subsidizes payments. A temporary buydown does not change the note rate, and qualification generally uses the full note-rate payment. Compare the affiliated lender's offer against another lender with the same lock period and closing assumptions.
Bridge the two closings deliberately
If the current home remains unsold, determine whether both housing payments enter qualification and how much verified cash remains after closing. Builder completion dates can move, making rate-lock extensions and temporary accommodation meaningful expenses.
Consult rate scenarios and the payment calculator. The Lutz county-line guide helps compare nearby alternatives; the regional mortgage hub ties together the county-level costs.

Editorial Methodology & Primary Sources
Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.
Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.
- Consumer Financial Protection Bureau (CFPB) — Loan Estimates, APR and borrower disclosures; Regulation Z.
- U.S. Department of Housing and Urban Development (HUD / FHA) — FHA program guidance.
- U.S. Department of Veterans Affairs (VA) — VA loan eligibility and benefits.
- Freddie Mac Primary Mortgage Market Survey (PMMS) — published rate benchmarks.
- U.S. Census state tax collections — state property tax benchmarks; confirm parcel-specific assessments and exemptions with the state revenue department and local assessor.
The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
